Community Guidelines for Members of the 19 Cortes Condo Association

These Community Guidelines are intended to promote a safe and respectful living environment for all residents and guests of the 19 Cortes Condo Association.
All unit owners, tenants, occupants, and visitors are expected to comply with these policies.
Respect and Courtesy
Quiet hours are as follows:
Sunday–Thursday: 10:00 PM to 8:00 AM
Friday–Saturday: 11:00 PM to 9:00 AM
Please keep music, televisions, and conversations at a respectful volume.
Please use area rugs and other sound-dampening materials to minimize foot traffic noise.
Common Areas
Common areas must remain clear at all times to comply with fire safety regulations and ensure safe access.
Personal items left in common areas may be removed, recycled, or discarded by the Association.
Smoking, vaping, and soliciting in common areas are strictly prohibited and may result in fines.
Any damage to shared property will result in repair costs and/or fines charged to the responsible party.
Trash and Recycling
Trash collection days for Cortes Street are Mondays and Fridays.
Trash may be placed on the sidewalk between 5:00 PM the evening prior and 6:00 AM on collection day.
Trash and recycling must be properly separated and placed in designated bags.
Improper disposal of boxes, yard waste, hazardous materials, furniture, or large items is prohibited.
Trash receptacles may not be permanently stored in front of or around the property except during designated collection periods.
Dumping trash in landscaped areas, behind the fence, or anywhere other than the designated sidewalk collection area is strictly prohibited.
Trash may not be left in the lobby, stairwells, basement, fire escape, or any other common area.
Trash must remain inside your unit until collection time.
Violations may result in fines issued by the City of Boston and/or the Association.

Deliveries
USPS mail and deliveries are placed inside the building.
Residents are responsible for promptly retrieving all mail and packages.
The Association is not responsible for lost, stolen, or damaged deliveries.
Renovations
All major renovations require prior written approval from the Association.
All contractors must be licensed, insured, and approved by the Association prior to beginning work.
Unit owners are responsible for any damage to common areas caused during renovation work.
Renovation work is permitted only between 8:00 AM and 6:00 PM.
Pets
All pets must be approved by the Association.
Pets must remain leashed and properly controlled in all common areas.
Pet owners are responsible for cleaning up after their pets and ensuring pets do not create excessive noise.
Laundry Facility
Operating hours: 8:00 AM and 9:00 PM.
Please be considerate of residents in Units B1 and B2.
Laundry facilities are for resident use only.
Do not overload machines.
Laundry items should be removed promptly after each cycle.
Clean the lint tray after each use.
Do not prop open the main basement door.
The Association is not responsible for lost or damaged items.
Building Security
Do not allow unknown individuals into the building.
Ensure all doors close securely behind you and do not prop open building entrances.
Report suspicious activity to building management and local authorities.
Familiarize yourself with all building exits and stairways.
Fire escapes and stairwells must remain free of trash and personal belongings at all times.
Owners should provide the Association with an emergency access key for use only in emergencies or urgent maintenance situations.
Rentals
All rental agreements must be approved by the Association.
All tenants are required to maintain renters insurance.
Short-term rentals, including Airbnb and similar platforms, are strictly prohibited.
A refundable $250 security deposit is required for all rentals and must be paid by the unit owner.
Deposits will be returned within 30 days following the tenant’s departure, provided no damages or violations have occurred.
Tenants must coordinate all move-in and move-out dates with the Association.
Unit owners are responsible for ensuring tenants receive and comply with all Association rules and regulations.
Guests of tenants are permitted only with the express permission of the unit owner and must comply with all lease terms and guidelines
Monthly HOA Dues
Monthly HOA dues are determined based on each unit’s square footage and ownership equity share.
Payments may be submitted to the local Beacon Bank branch on Clarendon Street and must be received by the 10th calendar day of each month.
A $100 late fee will be assessed on balances that remain unpaid after 60 days.
Late fees and unpaid balances may result in additional collection actions permitted under the Association bylaws and applicable law.
By residing at 19 Cortes Street, all owners, tenants, occupants, and guests agree to comply with the Community Guidelines.
Violations may result in fines or other enforcement actions at the discretion of the Association.
